Property Information (ONLY if you already have a contract on a home, or have made an offer)
Purchase Agreement
Your Realtor's contact information
If you are selling your current home, copy of listing contract
If you have sold your current home, copy of settlement statement (HUD-1)

Income & Assets

Pay stubs / Check advices for the last 30 days for all current jobs
For the most recent 2 (two) years:

Names and addresses of each employer

W-2s
Statements for each bank, mutual fund, and/or investment account for the last month. (All Pages - i.e., if page 1 is showing "Page 1 of #", please provide all "#" pages)
  If you have made any large deposits to your accounts:
 

Explanation and source for the deposit.

If any deposit was a gift within the previous 90 days:
 

Signed gift letter (we can supply)

Copy of gift check

Copy of deposit receipt
  If you own more than 25% of a business, and have done so for 2 or more years, you are considered "Self-Employed" per lender underwriting standards.  Please provide:
 

Federal 1040s for the most recently filed 2 (two) tax years (with all schedules, forms and K-1's, if applicable).

Contact information for your CPA or Tax Preparer

Year-to-Date Profit and Loss Statement (thru most recent Quarter)

Federal 1120, 1120-S or 1065, as applicable, for the most recently filed 2 (two) tax years (with all schedules, forms and K-1's, if applicable).

  If you own rental property:
 

Schedule E for the most recent 2 (two) years (included with 1040s)

Current rental agreements.
   If you are retired:
 

Pension Award Letter (most recent year)
   If you receive Social Security:
 

Social Security Award Letter (most recent year)
   If you are counting child support as income:
 

Copy of divorce settlement

Copy of twelve months of cancelled child support checks

Debts

Names, account numbers, balances and monthly payments on all current mortgage and home equity loans
Explanation of credit report anomalies, including:
 

Late payments, credit inquiries in the last 90 days, charge-offs, collections, judgments and/or liens

Bankruptcy filed within last seven years (please provide a copy of your bankruptcy papers)

Miscellaneous

Photo ID (Passport, Drivers License or State ID) and proof of Social Security number for each applicant - Required per the Patriot Act of 2003
Residence addresses for the past two years
If applicable, a copy of your divorce decree
If anyone applying is not a US citizen, a copy of the front and back of their green card or visa
